John received a degree in Mechanical Engineering from Polytechnic and also a degree in business from the New York City Technical College with a specialty in accounting and marketing in 1981. Since then he has added certificates and licenses in real estate, individual and corporate taxation, consumer credit consulting, finance & mortgage brokerage, insurance such as life, accident, health and property & casualty, as well as variable investments.
This has allowed John to be a fountain of information and help to thousands of people, in and around 8 states, including the Commonwealth of Puerto Rico and 4 countries.
John has described himself as a “financial engineer that creates solutions for people to help them create and protect income”.
Since going into private practice in 1988, John Falto quickly became one of the leading financial consultants in New York City. His workshops on “Sending your kids to College without going bankrupt or crazy” and “Make more, keep more” have been widely attended by families and business owners alike in New York City. John’s column “Money Matters” has appeared in local (Brooklyn, New York) papers such as the GREENLINE, THE GREENPOINT GAZETTE, THE SOUTH SHORE STAR as well as the national magazine, HOME OFFICE COMPUTING. In fact his current newsletter has a private circulation of over 400, nationwide, and his websites gets hundreds of hits daily.
John is a firm believer that real estate whether their own home, or part of a portfolio, should be a part of everyone’s financial plan, and that home ownership is very possible. He worked several years with the Century21 franchise as well as an exclusive agent for a luxury home builder. He has worked with real estate investors, but most importantly he has shown buyers how to find a nice home and save thousands on their mortgage and to sellers, has shown them how to sell their homes quickly and for top dollar, each with avoiding undue stress with carefully laid out marketing plans and strategies.
In 2003 John moved to Orlando, Florida with his wife, his two daughters, their dog Midnite, and Guinea Pigs (Lilo and Luna) (all three, no longer with us). John’s hobby when he is not helping people improve their bottom line is spending quality time with his family and improving his skills at tactical action games such as lazer tag, airsoft and paintball.
In 2005 John started teaching with the Florida Mortgage Academy teaching students how to pass state licensing test, and how to become successful in the business. In 2008 he spearheaded a new program with the FMA to teach Realtors better sales techniques and the new hot topic, Real Estate Investing.
In 2009 he moved his real estate practice to ZIP Realty and is a big believer in their business plan which allows consumers almost unlimited access to real estate related information.
In 2012, he joined Property Outlet LLC and became a member of a joint effort under HR3648 to help distressed property owners save their homes and avoid a public foreclosure. He has been helping buyers, sellers and investors better position themselves in a volatile market. In this office, John not only helped buyers and sellers, but was a trainer and a mentor for real estate investors wanting to start a real estate career.
In the latter part of 2017 moved to HomeXpo Realty to better position himself to help buyers and sellers.
